When Floors Need Refinishing
Refinishing is the right choice when the finish is beyond recoating, when the wood has discoloration or damage, or when you want a completely different look. We assess every floor before recommending a course of action.
As a member of the National Wood Flooring Association (NWFA) since 2002, every refinishing project follows the industry's highest standards for sanding, staining, and finish application.
Worn finish and surface scratches.
Daily foot traffic, furniture movement, and pets wear down the finish over time. Refinishing removes the damaged layer and restores a fresh, durable surface.
Color change.
Tastes change. If your floors have a dated stain color, refinishing is the opportunity to update to something modern. Whether that is a natural white oak look, a warm honey tone, or a deep matte grey, we apply sample colors directly on your floor before committing to the full job.
Water damage and discoloration.
Spills, pet accidents, and moisture intrusion leave stains and dark spots in the wood. Sanding to bare wood removes most discoloration. Deep black stains or structurally compromised boards may need board replacement before refinishing, which we handle as part of the same project.
Pre-sale or pre-purchase preparation.
Refinished floors are one of the highest-return improvements before listing a home. We work on tight timelines and can coordinate around closing schedules.

Before You Call
Can Your Hardwood Floors Be Refinished?
This is one of the most common questions we get. The short answer: most solid hardwood floors can be refinished. Engineered hardwood depends on the product. We measure and confirm during the free assessment.
Here is what we look at to answer that question for your specific floor.
Solid hardwood
Most solid hardwood floors with adequate wear layer remaining can be refinished. Each sanding removes roughly 1/16 inch of wood. Most solid floors allow 5 to 8 refinishings over their lifetime.
Engineered hardwood
Depends on the wear layer. Engineered floors with a 3mm or thicker hardwood veneer can typically be refinished once or twice. Thin-veneer engineered (under 2mm) cannot. We measure before making any recommendation.
Previous sanding history
Floors that have been sanded multiple times may have a thin wear layer remaining. We use a wear layer gauge during every assessment to confirm there is enough wood to work with safely.
Active moisture problems
Cupping, crowning, or squeaking can indicate moisture issues beneath the floor. We identify and document moisture problems at the assessment. Active moisture must be resolved before any sanding begins.
Structural damage
Boards that are split, rotted, or severely damaged need to be replaced before refinishing. We handle hardwood floor repair and refinishing as a single coordinated project so the color match is exact.
Historic and old-growth floors
Original heart pine, wide-plank oak, and other old-growth species found in Johnston County and Triangle historic homes require individual assessment. Finite wear layers and variable thickness mean we approach every historic floor differently.
How We Work
Our Refinishing Process
Free In-Home Assessment
We evaluate your floors on-site following NWFA standards, measure the space, assess the wear layer remaining, and discuss your goals. You leave with a clear written estimate and timeline.
Furniture Removal and Prep
All furniture is removed from the work area before we begin. We hang plastic where needed to seal off doorways and adjacent spaces. Vents stay open to keep conditioned air moving, and we run air scrubbers with external filters on your air returns to protect the rest of your home.
Sanding
We sand your floors using our Lagler Hummel, Bona PowerDrive, and Lagler Flip sanding systems paired with Festool HEPA vacuums, dust separators, and air scrubbers for virtually dustless results. The goal is a flat, clean bare wood surface ready for stain or finish.
Water-Popped Stain Preparation and Staining
On every stained floor, we mist the bare wood with water before staining. This water-popped stain preparation step opens the wood grain and allows for deeper, more even color absorption. We then apply sample colors directly on your floor so you can see the exact result on your specific species in your specific lighting before committing to the full floor.
Finish Application
We apply a sealer coat followed by multiple coats of your chosen finish system, sanding lightly between coats for a flawless result. Finish choice is discussed at assessment. Most of our jobs use a hardwax oil system (Rubio Monocoat or Natura OneCoat) or Bona Traffic HD.
Final Inspection and Walkthrough
We conduct a thorough inspection and walk you through the finished product. We do not leave until you are completely satisfied.
Why water-popped stain preparation matters
Misting bare wood before staining opens the grain at the cellular level, allowing stain to penetrate more deeply and evenly. The result is richer color with fewer lap marks. Our refinishing process is designed for cleaner air, flatter floors, and less disruption. We use professional HEPA dust containment, Bona PowerDrive sanding, and premium waterborne finish systems to help reduce dust, odor, and downtime.
Most contractors call their process dustless. We can tell you exactly how ours works: three stages of containment, Festool HEPA vacuums at the sander head, cyclonic dust separators, and air scrubbers on your HVAC returns. Water-based and hardwax oil finishes only, low VOC, fast cure, re-entry the same day in most cases.

Common Problems We Fix
Most hardwood floor problems that look permanent are fixable. Here is what we see most often in Triangle homes and how we address each one.
Orange or yellow floors.
The amber cast on older Triangle hardwood is almost always oil-modified polyurethane aging. It cannot be recoated over. Refinishing removes it completely, giving you a clean surface to finish with a water-based or hardwax oil system that stays clear.
Black water stains and pet stains.
Dark stains from pet accidents, standing water, or old moisture damage penetrate deep into the wood fiber. Many can be sanded out during refinishing. Stains that go too deep may require board replacement before refinishing, which we handle as part of the same project and color match to your existing floor.
Cupping and crowning.
Cupping (boards higher at the edges) and crowning (boards higher in the center) both result from moisture imbalance. We address the moisture source first. Once the floor has acclimated and stabilized, sanding and refinishing restores a flat, even surface.
Worn traffic lanes.
High-traffic paths through kitchens, hallways, and entries wear the finish down unevenly over time. Partial recoating rarely blends. Full refinishing levels the entire floor, removes the worn lanes, and applies a fresh uniform finish across every board.
Failed screen-and-recoat.
When a previous contractor applied a recoat that did not bond properly, the result is peeling, bubbling, or delaminating finish. The only fix is sanding to bare wood and starting over correctly. We see this on a regular basis in the Triangle.
Mismatched repairs.
Visible patches or board replacements that do not match the surrounding floor are a common complaint. Refinishing the entire floor after any lace-in or board replacement work brings the color and sheen into one cohesive result. We always recommend scheduling repairs and refinishing together.

Finish Systems We Use

Hardwax Oil
A catalyzed hardwax oil with added hardener that penetrates the wood fibers and cures inside them rather than forming a film on top. Feels like wood underfoot, not wood under glass. Natural matte to very low sheen. Zero VOC. Spot-repairable without resanding. Durability comparable to Bona Traffic HD. Available as Rubio Monocoat or Natura OneCoat.
Full cure: 5 days
Bona Traffic HD
Commercial-grade water-based polyurethane. Surface coating with the highest durability of any water-based finish on the market. Slight durability edge over hardwax oil. Fastest cure time at 3 days. Available in Extra Matte through High Gloss. Best when fastest cure or widest sheen range is the priority.
Full cure: 3 days
Bona Mega One
Residential-grade water-based polyurethane. Our recommendation for low-traffic households without dogs or young kids. Available Matte through Semi-Gloss. Not recommended for active households.
