Hardwood Floor Refinishing

Most refinishing projects take 4 to 5 days: two days to sand, half a day to stain (if applicable), and two days for finish coats and curing. We give you a specific timeline during the free assessment. Larger homes or floors with significant repairs may take longer.

Most hardwood floors need a full refinish every 7 to 10 years under normal household traffic. Some floors go 15 to 20 years if they have been recoated on schedule and maintained well. Regular recoating every 3 to 5 years is the single best way to extend the life of your finish and push out the refinishing timeline. We assess your floor during the free visit and give you an honest recommendation.

Solid hardwood floors can typically be refinished 5 to 8 times over their lifetime depending on the wear layer thickness. Engineered hardwood varies by product: some can be refinished once or twice, others not at all. We measure your wear layer during the assessment. Our Bona PowerDrive removes less material per pass than a drum sander and can safely refinish floors that other contractors would say cannot be saved.

Yes. Refinishing is the ideal time to change your stain color. We use water-popped stain preparation on every stained floor to open the grain for deeper, more even color absorption. We apply sample colors directly on your floor so you can see exactly how each stain looks on your specific wood in your specific lighting before we commit to the full floor.

We offer four collections: the European Collection (penetrating hardwax oils: Rubio Monocoat, Natura OneCoat), the Commercial 2K Collection (Bona Traffic HD, the hardest water-based finish available), the Signature Residential Collection (Bona Mega One water-based polyurethane), and the Eco Collection (Bona Domo entry-level water-based). Refinishing is almost always the better choice if the wood is structurally sound. Replacement costs 3 to 5 times more and removes the character of the original floor. Refinishing makes sense as long as the boards have enough wear layer remaining (we measure this during the assessment), are not cupped or warped beyond correction, and do not have widespread structural damage. Gray discoloration in hardwood floors is almost always UV oxidation (sun exposure breaking down the finish and bleaching the wood surface) or iron tannate staining from pet urine reacting with the wood tannins. UV graying affects the whole floor, especially near windows. Pet urine staining is typically localized. Both can be addressed through full refinishing, though severe pet urine damage may require board replacement before refinishing. We assess the cause during the free in-home visit.

Hardwood Floor Recoating

Refinishing involves sanding the floor down to bare wood and applying new stain and finish: a full restoration. It can change the stain color and address damage in the wood itself. Recoating (also called a buff and coat or screen and recoat) adds a fresh topcoat without sanding to bare wood. It is faster and less expensive, but it cannot change the stain color or address damage that has penetrated into the wood. If the finish is worn or dull but the wood is in good condition, recoating is often the right call.

A simple water test helps: put a few drops of water on the floor. If the water beads up, the finish is still intact and recoating may be sufficient. If the water soaks in quickly, the finish is worn through and refinishing is likely needed. Scratches only in the finish layer point to recoating. Scratches that have cut into the wood itself require refinishing. We assess this precisely during the free in-home visit.

Most recoating jobs are completed in one day. Light foot traffic is typically safe within 24 hours. We give you specific dry-time and cure-time instructions based on the finish system used. Keeping the floor clear of furniture for 48 to 72 hours after the final coat gives the best result.

This includes the installation day, any staining day, and finish coats with curing time between coats. Larger projects or homes with significant subfloor preparation work take longer. Site-finished hardwood is sanded and finished in your home after installation. This produces a perfectly flush floor with no beveled edges, allows complete control over stain color and finish sheen, and results in a finish that bonds to the wood as one piece. Prefinished hardwood arrives with the factory finish already applied, which means faster installation and no off-gassing in the home, but leaves visible beveled edges between boards and limits your finish and color options. Yes. New hardwood acclimates in our climate-controlled Clayton warehouse before it arrives on site. Bringing improperly acclimated wood into a home is a reliable path to cupping, gapping, and squeaks. Acclimation time varies by species, product type, and the moisture conditions of your home. We do not skip this step.

Yes. We use both the Tramex MEX5 pinless meter and the Delmhorst Total Check pin meter on every subfloor before installation. Both instruments, every job. Excess subfloor moisture is one of the leading causes of hardwood floor failure. We apply Wakol PU280 or Bona R540 moisture barrier wherever readings require it.

Yes, virtually. We run a three-stage dust containment system on every job: dust separators that intercept roughly 99% of particles at the source, Festool and Nilfisk HEPA vacuums for what the separators miss, and room containment with plastic barriers at doorways and air scrubbers on air returns so fine dust does not travel through your HVAC. The result is far less disruption than traditional sanding.

Hardwood Floor Repair

In most cases, yes. Hardwood floor repair is almost always less expensive and less disruptive than replacement. We can address water damage, pet urine damage, squeaky boards, worn boards, and structural failures through targeted repairs rather than full floor replacement. Hardwood floor repair pricing depends on the type of damage, the number of boards affected, the species, and whether refinishing the repaired area is required to blend the repair. Because every repair situation is different, we quote all repair work after a free in-home assessment. There is no standard board rate or per-square-foot price for repair work.

It depends on the depth of the damage. Surface staining can often be addressed through refinishing. Deeper urine damage that has penetrated through the finish and into the wood requires board replacement before refinishing. We assess the staining depth during the free in-home visit. Often yes. Water damage ranges from surface staining that sands out during refinishing to structural cupping, warping, or subfloor saturation that requires board replacement. The key is getting the moisture source fixed first. Once the floor is dry and the moisture source is eliminated, we assess how much of the damage is cosmetic vs. structural. A lace-in repair replaces a section of damaged boards by weaving new boards into the existing floor pattern so the repair blends with the surrounding floor. It requires matching the species, grain direction, width, and thickness of the existing boards, then staining and finishing the repaired section to match the rest of the floor. When done correctly, a lace-in repair is nearly invisible.

It depends on the severity and whether the moisture source has been corrected. Mild cupping often flattens out once the moisture imbalance is resolved, and light sanding during refinishing removes the remaining surface irregularity. Severe cupping or permanent warping may require board replacement. We will not sand a floor that is still actively moving due to moisture, because sanding a cupped floor flat and then having it dry further creates a crowned floor.

LVP Flooring Installation

LVP flooring installation typically costs less per square foot than site-finished hardwood because no sanding or finishing steps are required. Pricing depends on the product selected, square footage, subfloor preparation required, and any transitions or trim work. We provide a written estimate after the free in-home assessment.

LVP is 100% waterproof, lower cost per square foot, suitable for below-grade areas, and faster to install. Hardwood is natural wood with unique character, can be sanded and refinished multiple times, adds long-term resale value, and is a lifetime investment when maintained properly. LVP cannot be refinished. The right choice depends on your room conditions, budget, lifestyle, and how long you plan to stay in the home. The LVP plank itself is 100% waterproof. However, standing water that gets beneath the flooring through seams or edges can damage the subfloor. Proper installation with appropriate moisture barriers, sealed transitions, and correct gap spacing is what actually protects the floor system. A waterproof product installed incorrectly is not a waterproof floor.

LVP gapping or separation is almost always caused by temperature fluctuations beyond the product's rated range, improper acclimation before installation, subfloor moisture issues, or insufficient expansion gaps at walls and transitions. LVP expands and contracts with temperature, and if the floor has no room to move, it will gap or buckle. Proper subfloor preparation and acclimation on every job prevents most LVP failures. In some cases, yes. LVP can often be installed over a sound, flat existing floor if height transitions and door clearances allow it. The existing surface must be flat within the LVP manufacturer's tolerance. We assess the existing surface during the free in-home estimate to confirm whether it is a viable substrate.

Yes. LVP handles pet accidents better than hardwood or laminate because the core is waterproof, and a high wear layer rating provides good scratch resistance for pet nails. For homes with large or very active dogs, we can recommend specific products rated for heavy use. For homes where pet urine has already damaged existing hardwood, hardwood repair may be a better solution than switching to LVP.

Staircase Remodeling

Staircase renovation pricing typically ranges from $2,500 to $8,000 or more depending on the number of stairs, species, riser treatment, and whether railing upgrades are included. Carpet-to-hardwood conversions and full stair tread installations with new risers sit at the higher end. Stair refinishing only is typically less expensive. Squeaky stairs are almost always caused by movement between the tread and the riser or stringer. We install treads using construction adhesive, nailing, and blind screwing where the structure allows. We also correct any subframe issues before installing new treads, because a loose stair structure will squeak regardless of how the tread is fastened on top of it.

Yes. We match species, stain color, and finish sheen to your existing floors so the staircase integrates seamlessly. We apply sample stains in your home lighting before committing to the full staircase, using the same water-popped stain preparation we use on every stained floor.

Most residential staircase remodels are completed in one to two days depending on the number of stairs, whether risers are included, and the scope of any railing work. Stair refinishing without tread replacement is typically a one-day job. We give you a specific timeline with the written estimate.

Yes. We replace or refinish existing handrails and newel posts as part of a full staircase remodel or as a standalone upgrade. All handrail and newel post connections are fastened using the Zipbolt system, which pulls the joint tight from below without surface fasteners, creating a solid, squeak-free connection with no visible hardware.

Yes. LVP flush-mount vents include a hidden steel support structure that carries full foot traffic. Hardwood vents rely on the natural strength of the wood and do not require steel reinforcement. Both are built for long-term use in high-traffic areas.
