Original Installer of 12 Oaks

Hardwood Flooring in Holly Springs, NC

We have been part of the Holly Springs story since its earliest growth years, including installing many of the original hardwood floors in 12 Oaks when the community was first being built. No contractor in the Triangle knows these floors like we do.

A Community We Helped Build

We Know 12 Oaks From the Inside Out

We installed the original hardwood floors in 12 Oaks when the community was first being built. When 12 Oaks homeowners call for refinishing, we already know the species, the subfloor, and the conditions. That firsthand knowledge changes every part of the conversation from the first phone call to the final coat.

Those early-2000s homes are now squarely in their first refinishing window. The original oil-based finishes have aged and the floors are showing it. We can assess wear layer in minutes, walk you through stain options that work with today's palettes, and give you a written estimate with no pressure.

Nearly 2 million square feet installed. 5.0 Google rating with 49 verified reviews. Five-year warranty when the industry standard is one.

12 Oaks original hardwood.

Many 12 Oaks homes are now reaching their first refinishing window. We assess each floor individually, confirm adequate wear layer remains, and match the stain color your home was designed around.

Bona PowerDrive for thin wear layers.

Homes built in the early phases of 12 Oaks may have hardwood that has been sanded once already. The Bona PowerDrive removes less material per pass than a drum sander, making it possible to refinish floors that other contractors would say cannot be saved.

Water-based finishes throughout.

We use water-based finish systems on every job. Low VOC content means shorter re-entry times and none of the heavy odor associated with oil-based systems. The finish is also harder and more resistant to wear.

All Holly Springs communities.

Beyond 12 Oaks, we serve Sunset Ridge, Devils Ridge, Holly Glen, Arbor Creek, Braxton Village, Sunset Oaks, Bass Lake, and every Holly Springs community.

What We See Every Day

Common Flooring Problems in Holly Springs Homes

Why Do 12 Oaks Original Floors Look Orange or Yellow Now?

12 Oaks homes built in the early-to-mid 2000s received original oil-based polyurethane at the time of construction. That finish has ambered significantly over 15 to 20 years of aging. Combined with red oak's natural warmth, the result reads as orange or yellow against today's cooler paint palettes and cabinet colors. It is one of the most common complaints we hear from 12 Oaks homeowners. A full sand down to bare wood, water-based stain in a cooler tone, and a water-based topcoat is the most effective solution. It is also the most common 12 Oaks project we complete each year.

Are 12 Oaks Floors Ready for Their First Refinishing?

Original 12 Oaks hardwood is now 15 to 20 years old and solidly within its first refinishing window. Whether a specific floor is ready depends on how the home was maintained and how much traffic the floors have taken over the years. Some are candidates for a full refinish. Others in better condition may need only a screen-and-recoat. A handful are not yet at the point where any work is needed. We measure the wear layer and examine the finish condition before making any recommendation. Honest assessment first, then a written estimate.

Why Is Builder-Grade Hardwood in Sunset Ridge or Holly Glen Worn Through Already?

Production builds in Holly Springs communities outside 12 Oaks often received thin-wear-layer prefinished hardwood at the time of construction. The factory-applied finish on these products is thinner than a site-finished floor and wears down faster in high-traffic lanes. Kitchen approaches, hallways, and main living areas show the damage first, while bedroom floors still look fine. When the wear layer is sufficient, refinishing adds years of life at a fraction of replacement cost. When it is not, we say so directly rather than taking a job we cannot stand behind.

Should I Install Hardwood or LVP in My Holly Springs Slab Home?

Newer Holly Springs builds along the Bass Lake and Sunset Lake corridors frequently sit on slab foundations. Concrete slabs wick moisture upward continuously, and that moisture creates a real risk for solid hardwood without proper barrier treatment. We test every slab with two meters before any flooring decision is made: a Tramex MEX5 pinless meter and a Delmhorst Total Check pin meter. The readings drive the recommendation. In some cases solid hardwood over slab is viable with a roll-on barrier. In others, engineered hardwood or LVP is the right path. We give you a data-backed answer before anything goes down.

Know Your Options

Should You Refinish or Replace Your Hardwood Floors in Holly Springs?

Most 12 Oaks homeowners calling about orange floors or worn finish are surprised to learn their floors are refinishable. The wear layer on original site-finished hardwood from the early 2000s is typically deep enough to support a full sand even after 15 to 20 years. Prefinished builder-grade from the same era is a different story and requires a physical measurement before any commitment. Here is how the two options compare.

Finished 3.25 inch white oak floors with custom blended hardwax oil in Ole Mill Stream Clayton NC, cool dark tone matched to LVP in adjacent rooms

Hardwood Floor Refinishing · Ole Mill Stream

White Oak Refinishing to Match LVP

The Problem

This job required solving a color problem, not just a finish problem. The existing white oak carried a honey-amber tone from the old finish that clashed badly with the dark gray LVP installed in the kitchen and surrounding areas. The floor transition between rooms was jarring. The goal was to custom blend a hardwax oil that would bring the white oak into the same visual family as the LVP -- dark, cool-toned, and matte -- while still reading as wood.

The Solution

Sanded the white oak back to bare wood with the Bona PowerDrive, removing the old finish evenly across the grain variation without dish-out. Custom blend test panels were held directly at the transition point between white oak and LVP to evaluate the color match in actual light. The hardwax oil blend was adjusted until it read as a natural extension of the LVP palette -- darker than the original floor, cooler in tone, matte surface. The result flows visually from the hardwood rooms into the LVP areas without a jarring color shift.

Finished 4 inch red oak floors with DuraSeal Aged Barrel and Rubio Monocoat 5% White Oil ceruse in Turner Downs Raleigh NC, two-toned grain contrast

Hardwood Installation + Refinishing · Turner Downs

Red Oak Installation with Aged Barrel + Rubio White Oil Ceruse

The Problem

The homeowners wanted a two-toned cerused look -- a floor where the grain had visual contrast between the hard and soft wood. Most contractors achieve a ceruse by rubbing white into raw wood. This job went further: stain first to establish a warm base, then white oil over the stain to reverse the effect in the grain channels, turning them pale against the darker hard grain underneath.

The Solution

4" red oak installed over moisture barrier using glue and nail together -- eliminating the movement that causes edge-lift and squeaks on wider boards. Months later the full house was sanded as one continuous surface. Water popping throughout, then DuraSeal Aged Barrel as the base. Rubio Monocoat 5% White Oil applied over the dried stain deposited white pigment into the soft grain channels. The contrast between warm Aged Barrel hard grain and white soft grain is the ceruse.

What Our Customers Say

5.0 from 49 verified Google reviews

12th And Oak Floor Co did the most amazing job on both installation of new hardwood floors and refinishing existing hardwood floors. Izral provided us with a detailed estimate and a thorough explanation of exactly how the job would be done.

Rick Chapman

The team demonstrated exceptional professionalism, craftsmanship, and attention to detail. They seamlessly matched the new stairs to my existing hardwood floors. You cannot tell where one ends and the other begins.

Tiffany Arthur

5 stars is not sufficient! Trust me, Izral is the absolute best. We recently renovated our home and had a horrible experience with another Raleigh company. After one consultation with Izral, I knew immediately he was the right person for the job.
