Hardwood Flooring in Smithfield, NC

Smithfield's historic homes carry some of the most distinctive floors in Johnston County. Original pine milled from timber on the property, over a century ago, still underfoot throughout the historic districts. These floors reward the right contractor. Bona Certified Craftsman. Johnston County Is Our Home

Floors Milled From the Land They Stand On

Many of Smithfield's older homes contain pine floors that were not bought from a supplier. They were milled from timber cut on that same property, or at a local mill nearby, and laid down by hand more than a hundred years ago. The result is old-growth pine with a density and grain tightness that modern lumber cannot replicate. These are not the soft pine floors people associate with the species. They are harder than most of what gets installed today.

Refinishing floors like this requires experience with what you are working with. Old-growth pine sands differently than hardwood. It absorbs stain unevenly if the approach is wrong. The grain responds to water popping in ways that demand careful reading. And the wear layer is finite. These floors cannot be oversanded. Done correctly, they look extraordinary for another generation. Done incorrectly, the damage is permanent.

We assess every historic floor for wear layer thickness, board stability, and previous finish layers before recommending any work. Some historic pine floors only need cleaning and recoating. Others can handle a full refinish. We tell you honestly which situation you are in before any commitment is made.

Property-milled pine expertise.

Old-growth pine milled on-site over a century ago. Denser than modern lumber, sands differently, responds to finish differently. We know how to work with it and how to avoid the mistakes that cannot be undone.

Historic assessment first.

We evaluate every historic floor before recommending any sanding. Wear layer, board stability, previous finish layers. Some of these floors need refinishing. Others only need recoating. The assessment tells us which.

Downtown commercial restoration.

Historic downtown Smithfield has original wood floors in commercial buildings worth restoring. We have done restoration work in the downtown area and know how to assess commercial-grade historic floors.

Johnston County roots.

Based in Clayton, right next door. Same crew, faster access than any contractor coming from Raleigh. We have been the local standard in Johnston County for 24 years.

Why Choose Us

Why Smithfield Homeowners Choose 12th & Oak

Old-Growth Pine Expertise

Smithfield's historic district homes contain property-milled old-growth pine floors laid down more than a century ago. This material is denser than anything available today and requires a contractor who has worked with it before. We assess every historic floor individually and bring the right sanding sequences and water-based finish systems for the material.

Water-Based Finishes Only

We apply water-based finish systems on every job. Low VOC, faster re-entry times, and a clear coat that stays true to the wood's natural color. On old-growth pine, this matters. An oil-based finish shifts the amber tone of historic pine in ways that cannot be undone once cured.

Five-Year Warranty

Every refinishing and installation project carries a five-year warranty. The industry standard is one year. For floors that have been standing for a century, that commitment reflects the care we put into every decision from sanding to final coat.

Smithfield and Clayton share the same stretch of US-70. Our crew serves both towns on the same schedule. No extra travel charge, no slower response time, no different standards. The same Bona Certified work you get in Clayton arrives in Smithfield every time.

What We See Every Day

Common Flooring Problems in Smithfield Homes

What Makes Old-Growth Pine in Smithfield Historic Homes Different From Modern Flooring?

Many Smithfield historic homes contain pine floors milled from timber cut on the property or at a local mill more than 100 years ago. Old-growth pine has extremely tight growth rings formed over centuries of slow growth. This makes it harder than modern pine and often harder than some hardwood species sold today. It also responds to sanding and staining differently. The density resists the sander and the grain absorbs finish unevenly if the approach is wrong. We have worked with this material throughout Johnston County and know what it requires.

Can My Historic Smithfield Pine Floor Survive Another Refinishing Cycle?

Old-growth pine in Smithfield historic district homes has been underfoot for 80 to 120 years and may have been refinished once or twice already. Wear layer measurement is the first step before any recommendation. Some floors are excellent candidates for refinishing. Others have reached a point where only recoating is viable. A few need stabilization and targeted repair before any finish work is appropriate. We assess honestly before any commitment is made. For a floor that cannot be replaced with equivalent material, getting this answer right is more important than getting a fast quote.

Why Do Newer Smithfield Homes Along US-70 Have Flooring Problems So Early?

Production builds along the US-70 and I-95 corridors represent a completely different flooring situation than the historic district. Builder-grade prefinished hardwood and LVP installed over slab foundations present the same challenges as any other Triangle growth market. Moisture testing before installation, subfloor flatness correction, and honest wear layer evaluation determine whether refinishing is viable or whether replacement is the correct path. Thin factory finishes in high-traffic areas show wear faster than homeowners expect. We give you a straight assessment before any work begins.

Should I Restore or Replace My Historic Smithfield Floor?

The answer depends on structural integrity, wear layer, and board stability. Restoration is almost always the right answer for intact old-growth pine because replacement is not possible with equivalent material. Modern pine and hardwood cannot replicate the density, grain character, or historical significance of original floors. We have never recommended replacement when restoration was viable. We assess every historic floor individually before recommending any path forward. If the floor can be saved, we will tell you how. If it cannot, we will tell you that too.

Know Your Options

Should You Refinish or Replace Your Hardwood Floors in Smithfield?

For Smithfield historic homes, this question almost always resolves in favor of restoration. The property-milled old-growth pine in the historic district is irreplaceable. It cannot be sourced from a supplier at any price. For newer homes along US-70 and I-95, the calculation is different and depends on subfloor conditions, wear layer, and species. Here is how the two options compare across both situations.

For Smithfield historic floors, the answer almost always points to restoration. For newer corridor homes, we run a physical gauge assessment during the free in-home visit and give you the wear layer reading before any decision is made. If refinishing is not viable, we will tell you that clearly and explain why.

New 2.25 inch red oak hardwood floor installation finished with Rubio Monocoat Oil Plus 2C in downtown Smithfield NC

Hardwood Floor Installation · Downtown Smithfield

Red Oak Installation with Rubio Monocoat Oil Plus 2C

The Problem

The home had a mix of old carpet and visibly worn 2.25" red oak. A water damage event had also compromised the subfloor -- before any new wood could go down, the subfloor had to be fully dried and assessed. The existing red oak was worn through in the traffic areas, so the decision was to tear out the carpet, address the subfloor, and bring in new 2.25" wood to match the original profile, lacing in wherever old and new met.

The Solution

Carpet removed and subfloor dried and stabilized. New 2.25" red oak installed throughout with lace-in work at every transition between new and existing boards. The full floor was sanded and finished with Rubio Monocoat Oil Plus 2C -- a single-coat penetrating oil that cures hard, saturates the grain, and leaves no built-up film. The result is a natural, flat look that reads warm without any plastic sheen.

What Our Customers Say

5 stars is not sufficient! Trust me, Izral is the absolute best. We recently renovated our home and had a horrible experience with another Raleigh company. After one consultation with Izral, I knew immediately he was the right person for the job.

Ashley Jenkins

12th And Oak Floor Co did the most amazing job on both installation of new hardwood floors and refinishing existing hardwood floors. Izral provided us with a detailed estimate and a thorough explanation of exactly how the job would be done.

Rick Chapman

Izral and his crew did an amazing job with the floors in our new to us house! We had our entire downstairs redone -- existing hardwood refinished, new hardwood put down, and everything stained to match. Izral was incredibly knowledgeable and easy to work with throughout the whole process.

Yes, and specifically with original pine floors that are commonly found in older Smithfield homes and commercial buildings. Many of these floors were milled from timber on the property over a century ago. They are old-growth pine with a density that modern wood cannot match. We assess each one individually, determine whether refinishing or recoating is appropriate, and apply an approach calibrated to the age and condition of that specific floor.

Very quickly. Smithfield and Clayton are adjacent towns along US-70. The same crew that works Clayton jobs serves Smithfield, often on the same schedule. This means faster assessments, faster job starts, and easier follow-up visits compared to a contractor based in Raleigh.

Refinishing in Smithfield ranges from $4.50 to $9.00 per square foot for standard hardwood. Historic pine floors and old-growth species are assessed individually because the condition, wear layer, and previous finish layers vary more than on a modern floor. Recoating starts at $2.00 per square foot for floors whose finish is still structurally sound. Historic commercial restorations are priced by project after a walkthrough. We provide written estimates after every free in-home assessment.

We serve all Smithfield communities including Downtown Smithfield Historic District, Riverview, Barbour Commons, Traditions, Woodfield, and the US-70 and I-95 corridor.

Yes. Every 12th And Oak project carries a five-year warranty. The industry standard is one year. Johnston County is our home territory and that warranty reflects the long-term standard we hold ourselves to in every community we serve.
