Production builds outside South Lakes and Lakestone often received thin-wear-layer prefinished hardwood during the mid-2000s to 2010s building cycle. The factory-applied finish on these products is considerably thinner than a site-finished floor applied by a craftsman. Traffic areas show the damage first as the finish wears through and bare wood begins to show in hallways and around kitchen islands. When the wear layer is sufficient, refinishing extends the floor's useful life significantly at a fraction of the cost of replacement. Red Oak Installation + Blend Match, One Seamless Floor

The Problem

The family room had carpet over particle board and the kitchen had vinyl over luan. Both had to be demolished before a single board could go in. The harder problem was the blend: the existing hardwood in the rest of the house had years of age and patina. New red oak reads completely different from wood that has lived in a home. Getting new and old to read as one floor required careful sanding, water popping, and stain application timing.

The Solution

All existing surfaces removed. New 2.25" red oak from Ten Oaks installed with Primatech cleat nailers. The full new installation plus the existing hardwood was sanded as one continuous surface with the Lagler Hummel drum sander. Water popping before stain opened the grain evenly across old and new wood. DuraSeal Quick Dry Stain in Medium Brown, finished with Natura OneCoat Hardwax Oil. Standing anywhere in the house, you cannot tell where the new floor starts.

Drum Stop Repair, Stone Fireplace Undercut, Bona Driftwood with Grand Curved Staircase

The Problem

The family room was carpeted and the existing main level red oak had been previously sanded by an inexperienced contractor who left drum stop ridges across the floor. The stone fireplace made the lace-in more difficult. Most contractors would scribe and caulk around irregular stone. The grand curved staircase added another layer of complexity with tight baluster spacing and rounded nosings that require full hand scraping.

The Solution

Carpet removed, every staple pulled, Wakol PU 280 moisture barrier applied, new 2.25-inch red oak installed with the fireplace stone base undercut so the boards slide underneath with no gap and no caulk. Full sand with the Lagler Hummel through the drum stops. Bona Driftwood stain, IntenseSeal sealer, Traffic HD topcoat. The curved staircase hand scraped at every tread, nosing, and baluster line, finished to match.
