Your Neighbor in Clayton

Close Proximity Means Better Scheduling

Garner sits just down the road from our Clayton base. That proximity matters practically: when our schedule has a gap, Garner jobs fill it faster than markets farther out. It also means less drive time built into our overhead and more flexibility for follow-up visits and assessments.

Garner has two distinct flooring markets. Established neighborhoods like Timber Drive, Lake Benson, and Aversboro contain original hardwood that has seen decades of use. The newer residential developments along the US-40/42 corridor feature engineered hardwood and LVP over slab, with production builders and custom builds side by side. The approach is different in each case and so is the assessment.

We assess every floor individually and give you an honest recommendation before any work begins.

We installed many of the original floors in Adams Point, Chadbourne, Rosemoor Place, and Bonica Creek. If your floor needs refinishing, recoating, or repair, we know what to expect before we walk in the door.

Why Choose Us

Why Garner Homeowners Choose 12th & Oak

Same-County Proximity

We are based in Clayton, just across the county line from Garner. That same-county proximity means Garner jobs fill our scheduling gaps faster than any other market we serve. When you call, we can get out to you quickly for assessments and have your job on the calendar without a long wait.

We Installed the Originals

We installed many of the original floors in Adams Point, Chadbourne, Rosemoor Place, and Bonica Creek. When those floors come back to us for refinishing or repair, we do not have to guess about species, nail pattern, or subfloor construction. That history informs every recommendation we make.

Correct Slab Assessment

The US-40/42 corridor brought production builders who often skipped moisture testing before installing hardwood over slab. We see the results regularly. Dual meter testing and proper barrier application on every slab job is how we avoid repeating those problems in new work.

Five-Year Warranty

Every refinishing and installation job in Garner carries a five-year warranty. The industry standard is one year. We back our work at this level because the materials and methods we use on every job warrant it.

What We See Every Day

Common Flooring Problems in Garner Homes

Why Are My Floors Cupping in a Newer Garner Home Along US-40 or US-42?

The residential growth along the US-40 and US-42 corridors brought a large number of production builds on slab foundations. Speed was the priority, and moisture management was often skipped in the process. Concrete releases moisture for years after it is poured, and when hardwood goes down over an untested, untreated slab, that moisture migrates upward into the wood. Within one to two years, boards begin to cup at the edges as the bottom of each plank swells faster than the top. We run dual moisture testing with a Tramex MEX5 pinless meter and a Delmhorst Total Check pin meter on every slab job, and we apply a roll-on moisture barrier where readings require it. That is the correct process. Skipping it is how floors fail early.

Why Is the Original Hardwood in My Adams Point or Timber Drive Home Wearing Thin?

Established Garner neighborhoods built from the 1980s through the early 2000s contain original site-finished hardwood that has been underfoot for decades. High-traffic areas, particularly hallways and main living spaces, show finish loss first. Eventually bare wood begins appearing in the lanes. The question at this stage is not whether refinishing is needed but whether the wear layer can handle another sand. A drum sander removes more material per pass than is safe for a floor that has already been through one or two cycles. Our Bona PowerDrive uses a planetary gear action to reduce material removal per pass, preserving wear layer and extending the floor's viable refinishing life. We measure wear layer depth during the free assessment before making any recommendation.

Should I Refinish or Install LVP in My Garner Slab Home?

Not every Garner slab home is a good candidate for hardwood. When moisture readings from dual meter testing exceed safe thresholds for wood flooring, LVP is the correct answer, not a compromise. LVP over a well-prepped slab performs better and lasts longer than hardwood forced into a moisture-compromised environment. We assess the specific moisture conditions in your home during the free evaluation and tell you which option makes sense before any commitment is made. If the readings support hardwood, we install it correctly with barrier. If they do not, we recommend LVP and explain exactly why. No upselling, no pressure.

Can the Original Floors in Chadbourne or Rosemoor Place Be Restored?

We installed many of the original floors in Chadbourne, Rosemoor Place, Adams Point, and Bonica Creek. When those floors come back to us for refinishing or repair, we know the species, nail pattern, and subfloor construction without guessing. That history changes the assessment. We know what to look for, what to avoid, and what the floor is capable of before the first measurement is taken. Wear layer assessment determines whether refinishing, recoating, or replacement is the right call. We will give you a straight answer during the free in-home visit.

Know Your Options

Should You Refinish or Replace Your Hardwood Floors in Garner?

In Garner, the answer often depends on which side of the city you live on. Established neighborhoods like Timber Drive, Adams Point, and Lake Benson tend to have original hardwood with life remaining. The newer US-40/42 corridor developments introduce slab moisture as a variable that can change the calculus entirely. Here is how the two options compare.

Not sure which applies to your floor? We check wear layer depth and slab moisture during the free in-home visit and give you a straight answer before any commitment is made. For slab homes, the moisture readings determine whether hardwood is viable or LVP is the better long-term choice.

Finished 3.25 inch red oak floors after seamless water damage repair and full refinish in Hocutt Farm Flowers Plantation Clayton NC

Hardwood Floor Repair + Refinishing · Hocutt Farm, Flowers Plantation

Water Damage Repair + Full Refinish, Seamless Blend

The Problem

Exterior door leaks are deceptive. By the time the floor shows visible damage, the subfloor has often been taking on moisture for months. The leak had worked through both the hardwood and the subfloor below, requiring a full demo of the affected section before any repair could begin. The homeowners were preparing to sell, and the repair had to blend completely with the existing 3.25" red oak throughout -- not close, but indistinguishable.

The Solution

Full demo of the damaged section, subfloor rebuild, new 3.25" red oak installed with moisture barrier underneath. The floor acclimated fully before sanding -- rushing this step next to an exterior door is how you end up with visible seams. The entire first floor was sanded as one surface, water popped, stained with a custom DuraSeal blend matched to the existing floor, sealed with Bona IntenseSeal, finished with Bona Traffic HD. No seam, no color shift, no indication any boards were replaced.

Finished Choice Flooring LVP Vineyard Chardonnay in Zebulon NC home after mold remediation and crawl space encapsulation

LVP Installation · Buffalo Creek

LVP Installation After Mold Remediation

The Problem

We were hired to pull old laminate and vinyl and install new LVP throughout the house. When the existing flooring came up, the subfloor told a different story: active mold growth across multiple rooms and moisture readings in the crawl space far outside safe range. Installing LVP over a wet, mold-affected subfloor is not something we will do -- the moisture would keep driving through and the mold problem would continue hidden underneath.

The Solution

Work stopped, conditions documented, and remediation coordinated before a single plank went down. The crawl space was fully encapsulated and an AprilAire dehumidifier installed to bring humidity under control. Mold on the subfloor was chemically treated and cleared. Once the subfloor reached moisture equilibrium, Choice Flooring LVP in Vineyard Chardonnay was installed throughout the main level and on the staircase.

My husband and I recently decided to redo our 23-year-old wood floors. I was hesitant as they seemed far beyond repair. The first night we went to look at the floors we were blown away. They look absolutely gorgeous -- better than the day they were installed.
