The Consultation Process

This Is Not a Sales Call

Most homeowners calling a flooring contractor get a rushed visit and a price. At 12th And Oak, the assessment is the beginning of your project, not a formality before we send you a number.

Izral Daniels handles every consultation personally. He has been refinishing and installing hardwood floors in the Raleigh and Clayton area since 2002, and the assessment reflects that depth: species identification, stain testing on your actual floor, moisture measurement, and a finish recommendation based on your household and long-term goals.

Whether you are deciding between refinishing and recoating, comparing stain colors, or trying to decide between new hardwood installation and LVP, you leave with a clear recommendation and a written estimate, not just a ballpark.

What You Will Leave With

Stain color guidance specific to your species.

We discuss how your wood, whether red oak or white oak, will behave with the colors you are considering. Stain is tested on your actual floor after a quote is accepted and a deposit is made, before any full-scale work begins.

Species identification and guidance.

Red oak and white oak accept stain very differently. We identify what you have and explain how your color options will behave.

A finish system recommendation.

We discuss Bona Traffic HD, Bona Mega One, Rubio Monocoat, and Natura OneCoat based on your household traffic, cure-time tolerance, and style goals.

Moisture test results.

For installation projects, we measure subfloor moisture before recommending a system. This prevents floor failures before they start.

A written estimate before we leave.

Detailed scope, timeline, and price. No follow-up email three days later.

Step by Step

What to Expect During Your Assessment

01

Floor and Environment Evaluation

We walk every room and assess the existing floor, subfloor condition, moisture readings, and overall environment. We note any repairs needed, structural concerns, and anything that affects the scope or recommendation.

02

Understanding Your Vision

We ask about your goals for the space: the look you are after, the style direction of the home, how long you plan to stay, and whether resale is part of the equation. Getting this right shapes every recommendation that follows.

03

Lifestyle and Traffic Discussion

We discuss how you live in the space: daily traffic, pets, kids, entertaining, and long-term durability expectations. This directly determines which finish system and flooring type makes sense for your household.

04

Flooring and Finish Options

We walk through all relevant options: wood species, flooring type, stain color direction, finish systems including Bona Traffic HD, Bona Mega One, Rubio Monocoat, and Natura OneCoat, sheen levels, and any alternatives worth considering. Stain is tested on your actual floor after deposit, before work begins. Every other question gets answered before we leave.

05

Measurements, Photos, and Documentation

We take complete measurements of every space, photograph the existing floors and conditions, and document everything discussed. This gives us what we need to write a thorough, accurate estimate back at the office.

06

Detailed Written Estimate

After the visit, we prepare a detailed written estimate covering everything discussed: scope, materials, finish systems, timeline, and pricing for each option. No vague line items, no surprise costs.

The Right Fit

Who We Work Best With

We are not the lowest bid in the Triangle, and we do not try to be. Our process takes longer, our materials cost more, and our preparation standards require more time on-site. That investment shows up in the finished floor and in how it holds up over the next decade. Here is who that tends to matter to.

Homeowners who want to see stain on their actual floor before committing

Projects where red oak or white oak species behavior affects the color decision

People who want a premium finish system with a predictable, long cure time

Homeowners considering hardwax oil finishes like Rubio Monocoat or Natura OneCoat

Buyers preparing a home for resale who want floors that photograph well

Owners of older homes with original pine, heart pine, or vintage oak floors

Clients who want the same person at the estimate present during the project

Homeowners who value clear communication over the cheapest price

Izral Daniels, owner of 12th And Oak Floor Co., during a hardwood flooring consultation in Clayton NC

“I have been doing this for over 20 years. The consultation is where the project either goes well or does not. Getting the stain color right on the actual floor, understanding what the homeowner actually wants, and being honest about what is achievable on their specific wood: that is what separates a great result from a frustrating one.”

Visit Our Flooring Showroom

Our showroom at 113 State Ave in Clayton displays stain samples on real red oak and white oak boards side by side. You can see how the same color reads differently across species, compare hardwax oils against water-based polyurethanes, and look at sheen levels before committing.

Homeowners visiting from Raleigh, Cary, Wake Forest, and surrounding Triangle cities often find the showroom visit resolves stain questions they could not answer from photos alone. Seeing Rubio Monocoat next to Bona Traffic HD on the same species is a different experience than reading about them.

Common Questions

Frequently Asked Questions

Yes. The in-home assessment and written estimate are completely free. Izral comes to your home, evaluates your floors, and provides a detailed written estimate before he leaves. No pressure, no obligation.

Izral evaluates your floors, subfloor, and environment, takes moisture readings, discusses your vision and how you use the space, walks through all flooring and finish options, and takes complete measurements and documentation. The written estimate is prepared after the visit and covers everything discussed, with pricing for each option.

Hardwood floor refinishing in Raleigh and Clayton typically ranges from $3.50 to $6.00 per square foot, depending on floor condition, stain selection, finish system, and square footage. Stairs and specialty finishes like hardwax oils are priced separately. We provide a written, itemized estimate on every project.

Most refinishing projects take 4 to 5 days: one to two days for sanding, one day for staining if applicable, and two days for finish coats and cure time. Water-popped stain preparation and hardwax oil finishes may add a day. We give you an accurate timeline during the in-home assessment.

Yes. Stain guidance is one of our core specialties. During the assessment we discuss your color goals, explain how red oak vs. white oak stain behavior differs, and walk through options. Once a quote is accepted and a deposit is made, we test stain colors directly on your actual floor so you see the exact result on your specific wood before any work begins.

Yes. We work with red oak and white oak daily in the Raleigh and Clayton area. White oak accepts lighter, cooler stain colors more evenly than red oak due to its tighter grain. Red oak tends toward warm undertones. We help homeowners understand how species affects stain choices during the consultation.

We use Bona Traffic HD (water-based, commercial-grade, 3-day full cure), Bona Mega One (water-based, residential, 5-day cure), Rubio Monocoat (catalyzed hardwax oil, zero VOC, 5-day cure), and Natura OneCoat (catalyzed hardwax oil, same specs as Rubio). We do not apply oil-modified polyurethane. Finish recommendations are based on your household traffic, lifestyle, and goals.

Yes. Rubio Monocoat and Natura OneCoat are both catalyzed hardwax oil finishes we use regularly. They penetrate the wood fiber rather than sitting on top, giving a natural look with zero VOC. Both are spot-repairable. We discuss these options during every in-home consultation and display samples in our Clayton showroom.

Yes. Our showroom is at 113 State Ave #103 in Clayton, NC. We display stain samples on both red oak and white oak boards, finish system comparisons, and species examples. Open Monday through Friday, 9am to 4pm. Visit to see stain colors side by side before scheduling your in-home assessment.

Staining and finish coats require the home to be vacated, typically for 24 to 48 hours after each coat. We use Bona HEPA dust containment equipment to minimize airborne dust during sanding. Full cure times range from 3 days (Bona Traffic HD) to 5 days (Bona Mega One, Rubio Monocoat, Natura OneCoat). We walk through the full occupancy schedule during your estimate.
