Most flooring contractors rent their equipment. We own professional-grade Lagler and Bona systems that produce a flat, consistent cut from the center field to the edges. The difference shows in the finished floor.
Our Bona PowerDrive planetary sander is owned by fewer than 2% of flooring contractors. Its multiple heads rotate simultaneously in opposite directions, producing the flattest possible surface while removing less material per pass than a drum sander.

Festool HEPA vacuums, dust separators, and air scrubbers capture dust at the source. We seal off doorways and vents so the rest of your home stays clean.
Consistent edge-to-field blending.
The Lagler Flip handles edges and perimeters at the same grit sequence as the field. The result is a consistent scratch pattern from wall to wall with no visible transition line.
Precise grit progression.
We sequence through Bona Ceramic abrasives from 36 or 50 grit all the way to 100 or 120, matching the sequence to the condition of your floor. Every scratch from the previous grit is fully removed before moving to the next.
Wear layer assessment first.
We measure every floor before sanding to confirm there is adequate wear layer remaining. We will not sand a floor that cannot support another round.

Lagler Flip
Handles edges, perimeters, closets, and tight transitions throughout the floor. The Flip gives us precise control along the wall line and in areas where larger machines cannot reach without causing damage.
Festool and Nilfisk HEPA Vacuums
Every sander connects to a cyclonic dust separator that captures 99% of dust before it reaches the vacuum. What gets through hits true HEPA filtration in our Festool and Nilfisk vacuums. Combined with doorway masking and air scrubbers on your air returns, the result is a three-stage containment system that keeps the rest of your home clean.

Pine Floor Refinishing at Flowers Plantation

Its dramatic grain variation between soft and hard rings makes dish-out a constant risk with drum sanders. The First Cut

The first cut sets the plane of the floor. Get it wrong and nothing that follows can fix it. We run the Lagler Hummel on the diagonal first, cutting across the grain to flatten the floor and remove any cupping, crowning, or unevenness before finish sanding begins.
The Hummel is the gold standard drum sander in the industry. Built in Germany, engineered for precision, unmatched in its ability to remove old finish and level a floor without gouging or leaving chatter marks. This is not a machine you hand to someone without training. In the wrong hands it removes too much material too fast. In the right hands it sets up a floor for a finish that looks like glass under raking light.

Dust Containment
A Three-Stage System That Keeps Your Home Clean
Most contractors call their process "dustless." Few can explain how. Here is exactly how ours works.
Dust Separator -- 99% Capture at the Source
Before any dust reaches a vacuum, it passes through a cyclonic dust separator. The separator uses centrifugal force to spin particles out of the airstream and into a collection vessel. It captures 99% of the dust generated at the sander head -- at the source, before it enters the vacuum line. The heavy debris and fine particles land in the separator. The vacuum never sees them.
HEPA Vacuums -- Festool and Nilfisk
The fraction of fine particulate that gets through the separator hits true HEPA filtration in our Festool and Nilfisk vacuums. HEPA-rated filters capture particles down to 0.3 microns at 99.97% efficiency -- the particles you cannot see with the naked eye and cannot filter out of your lungs without the right equipment. Both brands are purpose-built for demanding dust extraction environments.
Room Containment and Air Scrubbing
We hang plastic over doorways and openings to seal the work area. HVAC vents stay open so conditioned air continues to circulate through the house. Air scrubbers with external filters run on your air returns to capture any airborne dust before it travels through the duct system. What does not get contained at the sander gets filtered out of the room before it reaches you.
The result is a sanding process that produces a fraction of the airborne dust of traditional methods. You will not find sawdust on your furniture, on your countertops, or coating the inside of your cabinets when we leave. That is not an accident -- it is the result of running three stages of containment instead of one.
How We Work
Our Sanding Process
Free In-Home Assessment
We evaluate your floors in person, measure the wear layer, identify problem areas, and confirm that sanding is the right approach. You get a clear written estimate and timeline before any work begins.
Prep and Masking
Furniture is moved out of the work area. We hang plastic where needed to seal off doorways and adjacent spaces. We keep vents open so the conditioned air continues to circulate, and we run air scrubbers with external filters on your air returns to capture fine dust before it moves through the system.
Nail and Staple Check
We inspect the entire floor for exposed fasteners and countersink anything that could damage our equipment. Any squeaky boards are addressed before sanding begins.
Main Field Sanding
The sanding sequence depends on the condition of the floor. On floors in good condition we run the Bona PowerDrive through the entire sequence: 36, 60, 80, 100 Bona Ceramic Paper, and 100 Bona Ceramic Net. On floors with significant wear, cupping, damage, or prefinished product we start with the Lagler Hummel at 50 or 60 grit -- dropping lower if conditions require it -- then transition to the PowerDrive at 80 Bona Ceramic Green followed by 100 Bona Ceramic Net. We go up to 120 on the final pass for species like white oak that reward the extra refinement.
Edge and Perimeter Sanding
We edge the floor with 80 grit Bona Green Ceramic before the 80 grit PowerDrive field pass so the scratch patterns blend seamlessly. After the field is finished, we run a Festool Rotex or Random Orbital sander around the entire perimeter at 100 grit Bona Ceramic to further refine the wall line scratch. The result is a consistent surface from edge to field with no visible transition.
Tack and Inspect
We vacuum the entire surface thoroughly, then tack it clean to remove any remaining fine dust. The floor is then inspected under good lighting for scratches, sanding marks, or missed areas before any stain or finish is applied.

No. You never have to leave your home. The work area should have minimal foot traffic during the job, and needs to stay clear when we are actively applying stain or finish and while those coats are drying. Outside of those windows, the rest of the house stays fully accessible. We will walk you through exactly what to expect at each stage before we start.
Sanding typically takes two days. Staining (if applicable) takes half a day, and finish coats follow on subsequent days. The full refinishing project is typically 4 to 5 days from start to finish.
Some engineered hardwood products can be sanded, but it depends on the wear layer thickness. We assess this during the free in-home visit and will tell you upfront whether sanding is viable or whether a different approach is more appropriate.
