Yellow Pine Refinishing, Wide Plank Original Floors
The Problem
Pine is soft wood. It dents and scratches more easily than oak, and it moves seasonally in ways that harder species do not. These 5" boards had accumulated damage, uneven wear, and gaps that had collected years of debris. Getting a flat, even surface on wide pine requires a different approach than oak -- pine punishes heavy sanding, and every pass removes material faster than it would on oak.
The Solution
Started with the Lagler Hummel at an angle across the boards to knock down the uneven areas and get the field flat. Moved to the Bona PowerDrive to further flatten the surface and refine the scratch pattern before any finish decisions. Stain samples tested on the actual floor -- Provincial reads differently on pine than on oak. Provincial applied across the full field, followed by Bona IntenseSeal to lock the stain, then Bona Traffic HD. Properly finished pine floors like these will outlast almost anything else you can put down.

Red Oak Installation with Rubio Monocoat, Historic Home
The Problem
The home had a mix of old carpet and visibly worn 2.25" red oak. A water damage event had compromised the subfloor -- before any new wood could go down, the subfloor had to be fully dried and assessed. The existing red oak was worn through in the traffic areas, so the decision was to tear out the carpet, address the subfloor, and bring in new 2.25" wood to match the original profile, lacing in wherever old and new met.
The Solution
Carpet removed and subfloor dried and stabilized. New 2.25" red oak installed throughout with lace-in work at every transition between new and existing boards. The full floor was sanded and finished with Rubio Monocoat Oil Plus 2C -- a single-coat penetrating oil that cures hard, saturates the grain, and leaves no built-up film. A natural, flat look that reads warm without any plastic sheen.
